Rockwell Development Group has floated a sketch plan for 150 townhouses at 501 Washington Street, a stretch of Conshohocken riverfront that technically sits inside Whitemarsh Township. So yes, the mailing address says Conshy but the zoning conversation belongs to the neighbors up the hill. Fun local governance quirk, and one that will matter a lot when this thing gets a real review.

A sketch plan is the earliest, least binding version of a development proposal. It is a developer saying here is what we would like to try, please tell us how much you hate it before we spend real money. Which means nothing is approved, nothing is scheduled, and nothing is guaranteed. But 150 units on the river is not a small ask, and the ripple effects on traffic along Washington Street, on the trail, and on the schools that ring the area are the sort of thing families around here tend to notice.

It sounds heavier than it is. The framing is age-appropriate stuff about feelings, safe adults, and how little kids can talk about big things. Free, and short enough to fit around a nap schedule.
